Tenant Relocation Process
1. Initial meeting with the client to define and establish office space requirements:
This meeting will enable the Sanko team to prepare a strategic plan based on the client's needs including projected amount of space, budget and estimated moving expenses, desired location, type of property including floor plate size, image, amenities and specific facilities required, etc. As much information as possible will be gathered at this stage in order to proceed in selecting the most appropriate building candidates.
2. List of properties meeting basic requirements:
Sanko Estate will provide the client with a list of properties meeting the basic requirements in the desired location(s), as well as providing the client with detailed information on each building, marketing brochures, and a checklist of each building's specifications and special features.
3. Building tours:
At the client's convenience, Sanko Estate arranges tours of the buildings as selected by the client.
4. Creating a short list of prospective building candidates:
When the number of prospective buildings has been reduced to a short list, Sanko Estate prepares a comparison chart including all requirements as outlined above in the strategic plan, as well as the initial lease terms and conditions as proposed by each landlord.
5. Negotiations regarding proposed lease terms:
After the client makes a final selection, Sanko Estate offers advice to the client as to the proposed lease terms and conditions and negotiates with the landlord on the client's behalf.
6. Signing of lease agreement:
Sanko Estate provides translations of documents for the client if necessary. Additionally, the Sanko team reviews the important terms and conditions and explains all documents to the client before signing.
7. Client's move into new premises:
Sanko Estate is available to advise and assist the client through its move into new premises, and upon the client's request, is available as an advisor on future issues regarding its office space requirements.
