Our relationship with Sanko Estate began in 1996 when I sought advice on moving from the small Akasaka office I was renting. Several times over the subsequent seven years we considered relocating but developments within our company stalled our plans. But Sanko Estate were diligent in maintaining contact, and in early 2004 the timing was right for us to think about relocating again.
Convenience was our highest priority. We concentrated our search around Shinjuku because our important clients in the banking and credit card sectors were within 30-40 minutes of there and we knew Shinjuku was well served by rail.
When seeking office space, obtaining information about new properties must be timely, and in this Sanko Estate did a great job. They alerted us immediately when good space became available and their response was always very fast. Sanko Estate quickly assessed whether a property met our criteria and if so, would send me details and arrange for me to inspect.
Sanko Estate excelled over other brokerages because they thoroughly researched our needs and could present us with a different view. Other agents didn't ask what we wanted and couldn't meet our requests. It was Sanko Estate's capacity for thinking creatively that led us to the Meiji Yasuda Seimei Building in Marunouchi.
I had dismissed Marunouchi as very nice but far too expensive. We'd also been looking for about 200 tsubo and the building's available space was only 150 tsubo. But Sanko Estate knew that seeing-is-believing and that once I visited the building I would love it. They were right. We have a breathtaking view overlooking the Imperial Palace, and we're very close to Tokyo Station and to Haneda airport for our out-of-town sales trips. The Marunouchi address gives us considerable credibility and shows all our customers that we're successful.
Sanko Estate prepared a basic floor plan that convinced me the smaller space would satisfy our demands, and with Sanko support we could secure very reasonable lease terms and conditions.
Sanko Estate also helped us obtain head office approval by compiling a detailed report on the property and its advantages. I only needed to add my own comments. In this way, our headquarters people could fully understand the situation and were able to make a quick decision.
